Ten Secrets To Selling Your Home

You've decided to sell your home. How long will it take? Will you get your asking price? What if you find a new home before your current one sells and you're stuck with two mortgages? These are some of the thoughts that may keep you up at night. But what if you could follow a 10 step plan to put all the odds in your favor? You can!

First Impressions

You only have about 15 seconds to make a good first impression. Its true when meeting people and its true when selling your home. Your front yard and home's exterior set the tone so trim the hedges, cut the grass, remove the clutter and add some color!

Dont be afraid to invest a little money in fixing and replacing the basics. Remember that it takes money to make money, so before you put the sign on your lawn take time to clean up, fix up, and prepare for your first potential buyer. If you spend wisely on the right improvements, you will be rewarded with a higher sales price and a quick turnaround.

Simplify

The house is your product, not your furnishings and dcor. Simplify each room so that the buyer sees the great features your home has to offer, not the family photos, your favorite collections, or anything that might offend, such as an overabundance of religious icons, or your fully stocked bar.

Remove Clutter

Nothing is more distracting than clutter. It will make the space feel small and claustrophobic. Buyers want to feel expansiveness and perceive ample space for their own belongings. This applies to your closets too.

Make it Shine

Wash the windows, remove spider webs, polish the wood, scrub the grout, clean the chandelier and create a spotless kitchen and bath area. Its simple to do, costs practically nothing, and is one of the best selling points you can create for your home. It shows you care and will give the impression that the rest of your home has been well maintained.

Bring in Light

A dark home can be a depressing place. Maximize natural light from windows by removing heavy draperies and window coverings, or at the very least, open them up when showing your home. If the view outside is not ideal, either fix or downplay it in some way. You cant hide the offending space forever.

In addition to allowing natural light to shine in, create mood areas with accent lighting, and add task lighting to work areas. Avoid exclusive use of ceiling lights. They can cast shadows and detract from other features.

Freshen Up

The potential home buyer doesnt want a carpet or paint allowance. They want a home that is move-in ready. If your walls are dark green, purple, red or another bold color, repaint them in a neutral tone. Remove dated or busy wallpaper.

If you own pets, have young children, or your carpeting is several years old, please replace it. Spills, pet odors, worn areas and grime are all big turnoffs. Your investment will be well worth it. If thats not possible, hire a professional carpet cleaner. Remember, your home is selling in a competitive market. There may be several others available in your price range, so make yours the one that creates a bidding war.

Accentuate the Positives

In every home there is something that makes it special. It could be the crown moldings, a beautiful fireplace, built-in bookshelves, or an open, spacious floor plan.

You may possess beautiful views from the windows, ample storage, or a garage workshop. Sometimes its just the fact that you live in a well kept neighborhood, a favorable school district, or on a golf course, that appeals to potential buyers.

Remember what attracted you to the home in the first place, or ask your realtor about your homes unique selling points. Even a fixer upper can be seen as an asset to a first time home buyer.

Downplay the Negatives

On the flip side, virtually every home has a problem or two that detracts from its desirability. You may have grown accustomed to them or no longer notice them. Take the time to identify the challenges and ask a professional about possible remedies.

Consult With Your Realtor

Because youve chosen your real estate agent carefully, and he or she is an expert at home selling, listen to their advice, and work with them as a trusted partner in the sale of your home.

Before you spend a bundle on home improvements, be sure the changes you plan to make are cost effective and dont end up overpricing your home in comparison to others in your neighborhood and market. Certain improvements are more desirable than others in the eyes of home buyers, so dont waste money on changes that produce low-returns.

Welcome The Buyer

Its Showtime! Your house is on the market and is no longer your private space. When the lockbox is attached to the door and the sign appears on your lawn, its time to take on a new frame of mind. Your home has become a product.

If youve followed the suggestions of your realtor and implemented some of the strategies Ive mentioned, all you have left to do is maintain cleanliness, keep it smelling fresh, well lit, and inviting. Be sure you leave the house when the showing takes place. Provide an open guest book in an obvious location so you can gauge the exposure youre receiving.

Offer a flyer with a photograph and statistics about your home, a disclosure statement, and a list of repairs and recent improvements youve made. Anything you can do to make your home stand out and be memorable will set you apart from your competition.

Good luck! May your home sell quickly, at or above your asking price!

Technology Ideas to Help Sell Your Home

The real estate housing market in many areas has become very slow. With slower sales, what can you do to help drive traffic to your home increasing your chances at finding the right home buyer to sell your home quickly?

This is where technology can really help! Today, over 80% of home buyers begin their home search online. While home buyers are viewing homes online, they are spending the majority of their time looking at a home's pictures. Pictures speak a thousand words... especially when you only have a few hundred words available for an MLS listing description.

It absolutely amazes me that any seller or Realtor would bother listing a home online without posting a photo with it immediately. Tens of Thousands of potential home buyers receive "just listed" properties emailed to them each week. If a FSBO seller or real estate agent fails to post that home with at least a few pictures, most of those potential home buyers will not give that property a second look.

So, what is step one? Get your home picture ready and have quality photos available before the home is listed on a real estate website or the MLS!

Here are 3 more ways to use technology to capture more home buyer traffic.

1. Photo Slideshows. This is a great way to add additional photos to your home's listing and keep home buyers engaged. Every additional photo increases your homes potential to capture the right buyer. This is the best option if your budget is tight or you'd rather do it yourself. The cost can be free if you take the pictures yourself and host the images on a free site like Google's Picasa.

2. Virtual Tours. For under $150, you can hire a professional company to come out to your home and capture a virtual tour of your home. Usually, they can also provide you with high-quality still photos of your home. Virtual Tours not only capture the buyer's attention but also keep them engaged as they can move the camera around to see the home at their pace. Many virtual tour companies like Matrix Tours or Tour Factory will include a photo slideshow as part of the virtual tour package. Virtual Tours are my favorite option unless the home is a very high-end home in which case I would opt for door number 3.

3. Video Tour. A video tour is a professional video shoot of a home with a voice over describing the home in detail. The cost can range between $150 (yes, it can be that inexpensive) and up to $3,000 for the highest quality video crew and voice talent. This is a wonderful option if the home has numerous upgrades and refined touches. The cost can be high but the results are fantastic if your budget allows.

Repair Hard Drive Technology - Sometimes Its Not What it Seems

To repair hard drive technology you must have part step-by-step logic and part intuition. In this article, we are going to discuss a problem that misleads many because of the message that it displays. The error points to a faulty hard drive but it is really something else.

First, the computer boots and when it reaches the point where it displays, "Scanning IDE drives" and suddenly an unexpected error occurs: "No drive is connected to the FastTrak controller. The BIOS is not installed." Since your computer was working up to this point, you might say that the hard drive has died. After all the computer says that no drive is connected but you know that the drive is connect because it was working earlier.

In this particular situation, there is one clue to the source of the problem. The mention of the FastTrak controller is the clue. FastTrak is a SATA RAID controller made by Promise Technology. The probability that you have a RAID configuration is low in this case. I say this because of the second clue: This BIOS is not installed message. This tells me that the BIOS for RAID devices has not been installed so you have a simple IDE or SATA configuration.

Finally, the problem exists because you have no RAID drives plugged into your motherboard but your system setup has the RAID controller enabled. Just enter your BIOS setup and disable the Promise RAID controller and everything should begin to work properly. Every now and then a problem will surface like this one that will mislead the beginning computer owner. Hopefully, articles like this one and others will lead you down the path to your desired solution.

Considerations For Recession Home Improvement Projects

If you are a do-it-yourselfer, your next home improvement project might need some scaling down so that you save cash in the recession. Actually, the economic recession is an ideal time to decide what is really essential to a project before spending at the home improvement store. This article provides five considerations for do-it-yourself project planning. Your bottom line is to tailor a home improvement project to affordable and manageable proportions.

A Wealth of Materials

Your first consideration concerns the materials needed for the project. For example, if you are planning new wallpaper for the kitchen, you need wallpaper, adhesive or glue, utensils for wallpapering, and borders. One idea is to buy the store brand for each material. Another idea is to go on the Internet and find cost-saving alternatives. For example, you can find hundreds of ways to use recycled materials for your wallpaper project. Then you only have to buy the adhesive and utensils.

Design With Your Mind

Some projects involve more elements of design than others. For example, planning a new brick walkway takes more planning than painting one accent wall in your home. This project may also require a lot of tools you lack. One suggestion for saving money during the planning process is to find a neighbor or friend who has completed a similar project and arrange to borrow all of his or her tools. Your money will be spent entirely on materials from the home improvement store.

It's all in the Timing

Another consideration for planning home improvement is the timing. When you can plan far enough into the future, you can make trips to the home improvement stores in your area and watch for various materials and supplies to go on sale. You can also watch retailer web sites for coupons and special offers. Finding the right time to complete your project can save you a lot of money.

Do You Need Some Assistance?

Do you need help with this project? In a recession, labor is abundantly available. People in your community are trying to meet basic needs. They will work for you at a lower hourly wage because they need work. Without exploiting workers, you can solicit labor estimates for large or highly-skilled projects. Next, you can build a budget and timeline for the project's completion. Be careful because your success with this project might just turn you into a home improvement entrepreneur.

Think of it this way. Until you can afford your planned project, there are dozens of other tasks related to cleaning, maintenance, and cosmetics that can keep you busy. Think about cosmetic improvements like cleaning grout, retouching paint, weeding gardens and planters, pressure cleaning the exterior of the home, detailing windows, and cleaning air vents. In a recession, a little bit of home improvement planning saves a lot of money. Who doesn't like saving money?

Making Your Bathroom Part of Your Home

In the home, a "bathroom" literally means a room where you take a bath. In our country, a room must have four fixtures to be considered a full bathroom. These fixtures include a toilet, sink, shower, and a bathtub. A half bathroom, or a powder room, only needs to contain a sink and toilet, while a bathroom needs to include a toilet, sink, and shower. When you decide to change your bathroom, you will want to take these things in consideration, simply because it can make a difference in the value of your home. Whether you choose to do it yourself or hire a professional, you will want to carefully plan out your bathroom renovations and each activity, so that it meets your wants and needs.

Remodeling a bathroom in your home may include installing a new fixture or just updating the fixtures. Whether you choose to renovate the entire room or upgrade the colors and accessories, you will find that it can make a big difference in the look and feel of your bathroom. The bathroom is an often used room in the home, so it needs to be relaxing and welcoming.

Normally, when you remodel the bathroom in your home, you will want to install something new into the room. Some of the common plans for the bathroom include adding a new shower door, vanity, light fixture, and other fixtures. You can find step by step instructions to install anything that you can imagine in your bathroom to make it more efficient and functional on the internet. Most of these sites can also point you to other websites or stores that will offer you the pieces that you need to make your bathroom into that relaxing and welcoming space.

You may find that routine maintenance is an activity that you should consider in your bathroom renovations. This may include installing a new faucet, fixing your existing flooring, or changing your shower curtain or showerhead. Most of these things take very little time and money and they can help make your bathroom work better. Upgrading these fixtures can give your bathroom a new look and feel that you will enjoy and that will make your bathroom more inviting and welcoming.

Another improvement that you may want to make to your bathroom is making it safer and easier to use for the older or infirmed family members. You can make it safer and more functional for these family members by adding a toilet that has a higher seat, adding texture to your bathtub floor, installing safety bars to your bathtub, and/or changing the faucet handles. All bathrooms should have a ground fault circuit interrupter to make sure that the power will automatically be shut off in the case of short circuits. This is essential in a bathroom, due to the moisture.

It does not matter why you want to improve your bathroom. By making plans, you will find that you can make your bathroom into that special place that you will enjoy and love.

Rubber Kitchen Flooring - Not Just For Restaurants Anymore But Perfect For Your Home

Rubber kitchen flooring is the most widely used flooring choice for restaurants and now is becoming more and more popular in regular home-owners kitchens as well. Soft under foot and able to take heavy traffic while at the same time being easy to clean and slip resistant make rubber flooring a great choice for large families that love to cook.

Rubber is available in a wide range of colors and patters and because the color is consistent through-out the entire material it does not fade or show wears like many other flooring materials. With the ease of care and the fact that it does not fade over time rubber is a choice that can last for the rest of your life and beyond. On top of that it is very reasonably priced so it won't break the bank either.

Rubber is available in tile and sheets and for a little bit more as interlocking tiles which make installation easier. Not the easiest thing in the world to install but not beyond the realm of something an experienced do-it-yourself would be able to do. Perfect for installation around any area of the kitchen where it is likely to be spilled on by grease, water, or any other type of liquid.

Pros:
-Durability
-Ease of care and maintenance
-Easy on knees and feet

Cons:
-Can be hard to find a good source to buy from-Not something that is as easy to find as ceramic tile but because it is gaining in popularity recently it will get easier and easier to find. Make sure you buy rubber flooring for your kitchen that has been treated to resist grease as the kind you find for gyms and other areas usually is not treated the same as the type used in a kitchen.

Rubber kitchen floors will cost you about $3-4 dollars a square foot plus the cost of installation which will vary by area because it is not something that every flooring installer can do. For someone looking for a material that is going to last year's while being easy on the knees and great on clean-up rubber kitchen flooring is a great option in your search for the perfect kitchen flooring material.

Hello my name is Steven Tikas and I have a website that I have dedicated to helping people make an informed and educated decision when dealing with kitchen remodeling. Bathtub Refinishing Fumes - How To Protect Yourself

Bathtub refinishing is being used more by hotels, apartment complexes and homeowners because of a housing downturn, a mortgage-meltdown, and overall depressed and depressing economy as a way to save money in their bathroom renovation. Another interest in re-glazing is being fueled by informed masses who have shown a continued interest in "greening" their homes, particularly in making them more energy efficient. Consumers are looking for ways to save money, and the environment and that is what bathtub refinishing does- provide savings of up to 80% over replacement while sparing the landfills.

But unlike other services like carpet cleaning, plumbing, pest control etc, where consumers know what to expect from their service contractor, tub re-glazing business is unknown to many. And because of this lack of knowledge, many don't know what the process involves, what to expect and what the the final outcome will be. Here is the bathtub refinishing process in a nutshell: A tub is cleaned, fully etched, cleaned, prime coated andtop coated.

The equipments used are a turbine, a sprayer and a big exhaust fan. The protective equipment is similar to what you'll see used in mold remediation or asbestos removal. If the fumes coming out of the bathroom are not healthy for the one doing the refinishing in the bathroom, do you think it is safe for you, your pets and especially younger and older ones in the home?

Many bathtub refinishing companies will tell you that they use a proprietary coating formulated by them and for them. Ask for their sacred MSDS. It contained enough toxic materials to make their technicians suit up as if cleaning a room full of asbestos. Water based coatings are getting better but water condenses in the bathroom and on the tub. Go figure. Every etching product contain some level of acid. The concentration of VOC's is high. Unfortunately, from the biggest bathtub refinishing companies to the small town bathtub refinishing company using exhaust fans to get rid of the fumes and their smell. They leave a lot of toxic fumes and smell that linger for days.

There are air scrubbers that can suck up those fumes and odors and still keep the environment?
These portable systems operate in a completely sealed off bathroom. They are quiet, so that guests and tenants that sleep on while bathtub re-glazing is done next room. In fact, some companies are using hospital grade air scrubbers while re-glazing a tub because of the importance these companies put on the health of their customers and the environmental impact of their work. These portable units are in the bathrooms where the re-glazing is done.

All the fumes and odors are captured and there is no hoses or cords coming out of the bathroom as a safety hazard. The technology is here. Next time you call your friendly bathtub refinishing company, ask them how they are going to mitigate the odor and fumes. If they are still using old technology with its environmental impact in this century, they are not your company. Ask questions, protect your health, and those of your hotel guests and apartment tenants.

The sluggish economy is forcing hotels and hotel chains, to find creative ways to save money and the environment as they remodel their bathrooms. Many are concerned about the effects of over-spray fumes on their guests and their health, the noise created by antiquated bathtub refinishing systems, the impact of old technology on the environment. Ask questions and lots of them before you hire your next friendly bathtub refinishing company.

Surviving As A Contractor

How Does Sound Insulation Reduce Noise Problems?

Sound insulation can make a huge difference in the sound of a building or home. When looking to improve a floor area or build new flooring, it's important to think about sound control. Many people take this for granted and don't even realise it in their own homes but without sound insulation, you would be constantly exposed to the other noises and sounds around you.

There are two main types of noise problems - airborne and impact:

Airborne noise comes from television, music, people talking and other types of sounds. Impact comes from footsteps, vibrations from large appliances running, etc. Both types of noises can exist in the typical house or apartment and can be easily dealt with if you have the proper sound insulation.

Sound insulation can be used in the walls, flooring and even stairs to reduce the noise that can travel across these areas from room to room. Acoustic insulation is used to lower the noise from both airborne sounds and impact sounds that occur naturally in a home and also noises from things such as practicing a musical instrument, playing the stereo loud or singing practice.

Sound insulation also reduces noise problems from one home to another. If you live in an apartment complex or multi-family home, this is apparently very important, but did you also know that it can affect houses that are in close vicinity to one another? Neighbourhood noises can be greatly reduced with sound insulation which is essential if you have a noisy neighbour (or don't want to be the "noisy neighbour" yourself).

UK Building Regulations outline the required specifications for sound insulation, and can advise which sorts of sound control products are suitable for new build and for refurbishing a building. If you live in an existing home and want to find out about noise insulation and how you can have it installed, contact a professional in the industry with a solid reputation of helping with sound issues such as this. Together, you can find the best sound insulation solution for your needs.

How to Choose a Contractor

Choosing the right contractor to suit your building and construction needs is vital to ensure that the project is completed properly, professionally and safely.

Every year, massive law suits are battled between companies and clients due to careless injuries, ill-constructed buildings or projects that miss deadlines. Whether choosing a contractor for construction needs such as scaffolding and formwork, or for temporary structures such as scaffolding and seating at a major event, a client needs to familiarise themselves with what to look for in terms of outstanding qualities of a prospective contractor.

Where to Start

To begin the process of choosing a contractor, a good approach is to select at least three reputable contractors and ask them to assess the job in terms of what they can offer.

If they are a trusted and reliable company with a good work ethic, they will answer any questions asked and give advice on important factors of construction such as materials, time frame, costs and so forth. The quality of the advice which they dispense is a key indicator as to who will do a good job and who will do an outstanding job.

Always ask for a quote and make sure that it is received in writing.

Better Safe Than Sorry...

The next step in the selection process is to assess what safety standards are upheld by a contractor.

In South Africa, there is an OHS Act & SANS 100085 with which all construction companies should be certified. Construction companies should also uphold and follow the various health and safety procedures as outlined by the Act in every construction project they embark on.

Employees should be fully trained by a Construction Education Training Authority (CETA) approved college or educator. It is illegal in fact to have labourers who are not trained in accordance with the SANS 10085 as promulgated in the Construction Regulations, which is a part of the Occupational Health and Safety Act (OHS Act).

When standards are increased by the government, the company should train their employees immediately to meet with this standard of safety. If a client is considering the use of a construction company that is not up to par with these standards, the project may become hindered by injury of labourers or bystanders and both the construction company and developers may face serious legal action.

What You Want Should Be What You Get

Another important aspect to consider when hiring a contractor is to become familiar with the materials and the types of surface work which can be used as a decoration if your project is going to have flat areas, such as a terrace.

There are many ways in which simple effects such as decorative concrete can add a cost-effective and aesthetic benefit. It is a good idea to make sure that the contractor is up to date with these techniques before they begin labour.

The crux of whether or not a contractor is trustworthy, experienced and capable of doing the job you require correctly is how they react when asked for some local references.

Any contractor based in one location or even dispersed nationally should be more than happy to provide the addresses of some previous construction jobs which they have completed. If they cannot offer any references, or their references do not seem to exist, then hiring them is going to be problematic.

It is important that those wanting to hire a contractor do check previous jobs with someone who is experienced in formwork and scaffolding, as mistakes are easily hidden from a layman's point of view.

Finally, the decision as to which contractor is right for the job should not only be based on the findings of the points discussed above, but also on gut instinct or whether you are able to effectively communicate with them. If a contractor does not "feel right" for the job, or is not respectful to you there is no point in hiring them for the contract as there needs to be a healthy working relationship between both parties.

Locked Crawl Space Access

Is it Time to Move Up?

I have helped many clients over the years with a real estate technique that's simply called "Moving Up". Although fairly self explanatory it can be very enlightening to look at the benefits of this simple strategy to reduce your taxes, lower your interest rate, increase the size of your home, lower your maintenance, increase your closet space, reduce the age of your home, and in some cases, all of the above combined with lower monthly payments or fewer years left on the mortgage. As houses age certain elements gradually become functionally obsolete such as bathrooms, closet space and kitchens. Newer construction is on the cutting edge of improvements to our living space and life can be a little more pleasant when our closets actually hold all of our stuff with room to spare.

We may also have more time and money for our other interests because we spend less time painting and keeping up with expensive maintenance. So let's take a look at some of the elements that are identifiable as green flags to consider moving up. First, how long you have been in your current house is a key factor. A general rule of thumb is that you need at least three to four years residency to justify a look at moving up. Five to Seven years is the most common range where we find that the benefits are most definitely noticeable. Ten years and above will in most every case produce benefits which will make it hard to decide to stay in your current home. A second, very important factor, are current interest rates. If current interest rates on new mortgages are lower than the rate you're paying now, this will increase the likelihood of the benefits of moving up. The third factor simply has to do with your feelings about your present house. Are you happy with your closet space or do you find that roominess is in short supply. We all have a tendency to grow our possessions. Are you glad you have a larger lot or do you sometimes find yourself wishing you didn't have to spend so much time with your lawn mower? Maybe you have a hill or two you would like to flatten out. Are you satisfied with your kitchen arrangement and the age of your appliances? Do the children have room to play inside on those rainy Saturdays? And the fourth consideration is your pocket book and or budget.

Over the ten years you've lived in your home you have likely increased your income while your fixed rate mortgage has frozen your principle and interest payment on your house. This has given you more disposable income. You may ask yourself "where in the world has that money gone? Do you like where it's going or would it be wiser to put at least some if not all of it into a newer or larger home in a better location. It may also be worthwhile for us to look at the financial side of this equation. Let's assume you currently have an 8.5% interest rate and that you've lived in the same 20-year-old house for 10 years. We'll also assume that the remaining balance on your mortgage is $55,000 and that your 1650 square foot house has a current market value of $100,000. After all selling expenses your net from the sell of your current house will be approximately $38,500. If you purchase a $150,000 home and use the $38,500 as a down payment, your new mortgage will be $111,500 and at 5.75% the new principle and interest payment will only be $186 a month more than your old payment. One drawback to consider is that your old mortgage had 20 remaining years while the new mortgage with the lowest payment will reset you back to 30 years. The younger you are the less this will impact your estate. If you are older you may want to consider keeping your term at 20 years and in this case the payment would be $318 difference per month. Now it's simply a matter of considering if the difference is worth the benefits. The new home will likely be some 400 square feet bigger and will likely be half the age of the old house. It may very well be in a better location with a greater land value than the old house. It's also interesting that although your new interest rate is 2 percent lower, you now have a tax deduction that is $2000 greater!

One more drawback...you can't take good neighbors with you...but you can invite them to your New House Warming party and pick up some great gifts! Here are the logical steps in the process:

How to Combine Styles in Your Decorating Scheme

A well decorated home is one unified whole with rooms that blend and relate to
each other like members of a family. The goal of any room arrangement in your
house is a simple grouping of furniture pieces that work toward its purpose, dining,
sleeping, working, or relaxing. Create easy access through your rooms with 3-foot-
wide passages that suggest where you want traffic to flow. Use entry furnishings
constant with the rest of your home.

When you are dealing with furniture the whole collection must take priority over
individual pieces. It is easy to fall under the enchantment of an antique piece of
furniture, but you have to consider how it will fit in with everything else. Plus, you
have to ask whether it meets your needs. Everybody loves to buy new things, but
before bring in new furniture you must figure out whether to take advantage of what
you already have.

You may want to restore or renovate the external appearance of furniture if it is
shabby or drab. Decorating is not merely throwing out the old and brings in the new
objects. New furniture is certainly attractive, not to mention pricey, if you were to
search secondhand market and antique stores, you would probably come across
some surprising pieces of furniture that add a touch of distinction to our home.
Remember that some old furniture has more personality than new designs and can
be a source of inspiration as you seek to create your own decorating scheme.

Old furniture is adequately interesting to be the central feature of a room but be
sure never to mix antique furniture with different styles. The general rule is that if you have one very quality piece of antique furniture, the other, more reserved
pieces, should stay out of the limelight. In bigger rooms you can place two or three
pieces of antique furniture without overdoing it. Decorating a home is a lifelong
process that changes as you adjust. Its an unfolding experience that lets you
express yourself. Enjoy the time you spend doing it.

Remodeling a Mobile Home - What Are Basic Cost Increments

The cost of remodeling a simple home can be estimated very simply by a market survey or by using cost estimating software. It is easy because simple home remodeling is very common and everyone has a bit of its knowledge. You can have an exact idea about the expenses of contractors, laborers and even the materials that would be used for remodeling a home. However, it becomes a little different when you are talking about estimating cost of remodeling a mobile home.

Remodeling a mobile home costs a little more as compared to normal homes. You can't get an exact idea about the cost of remodeling a mobile home. Its costs keep changing. However, you can use some of the below mentioned ideas in this article to know about the basic issue which make remodeling mobile homes more expensive as compared to fixed homes.

The Basic Cost Difference between Mobile Homes and Fixed Homes
You can get some ideas about the cost of remodeling a mobile home by making a simple comparison between the older homes and the latest models. You will find a lot of differences in their models as well as in their costs. The basic difference between newer and older models is the implementation of building codes and civil laws. Earlier, there were no such restrictions for building codes but now they are essential. It gives you an idea of possible costs for remodeling a mobile home.

What it says openly is that the costs of remodeling a mobile home these days are much higher as compared to the old ones. Remodeling your mobile home in alignment with the city codes might cost you a lot of money. You can, however, remodel the ceiling area because the mobile homes come with factory made ceiling areas but removing the old ceiling for remodeling your mobile home also costs much. The job gets doubled here as you will have to pay for removing the ceiling of your mobile home as well as for installing a new ceiling in your mobile home.

In a mobile home almost everything is settled inside the factory, even the floors of the mobile home. They are finished facing the walls and when you are remodeling your mobile home, you have to spend double of your time and money to fix the new flooring. It too costs a lot and as double as compared to ordinary homes. Moreover, in a mobile home, neither the doors nor the windows are of standard size. They vary in height and setting up new doors & windows causes a lot of effort. Experts have to work very precisely to make the new doors fit into their places. Here again, costs get doubled.

However, you can find good rates of remodeling a mobile home at times if the price of the materials and costs of labors have decreased. But it would still be more expensive as compared to remodeling a fixed home.

There is a lot more that you can get to know about remodeling, constructing and improving a home. All the related details are available at http://www.theyarelocal.com/articles/remodeling/index.php

Renovating a Barn Home

Lovely old barns have great historic connotations that we may want to preserve. We can all imagine all of the activity that must have taken place there in days gone by. Old barns remind us of bygone days of hard work and dedication to the land and the fruits of the land. This is the reason many people like to keep and restore old barn homes.

Once the scope of the project has been outlined, there will surely be a lot to keep track of in order to make sure the necessary items are preserved. Old barns have many beautiful features, as well as equipment that should be preserved or restored to their original condition. This is one of the major problems with a barn home renovation: how to keep the old intact while at the same time introducing modern features that will make life more comfortable, even if it just means adding your own bathroom accessories. If you want to get the most out of your barn home renovation, use these tips to make the job easier for you to do and also ensure that you will have a very livable home.

The most important feature to be concerned about in an old barn is the flooring. Don't forget that this area of the barn got a lot of use over the years, and will probably will need the most renovating and maintenance. Barns are notorious for roof leaks, and water seeping in from such a leak may have damaged the floor. The first step is to clean up the flooring and do a thorough inspection for any damage of this kind.

The next step is to thoroughly check all electrical systems in the barn. An old building can be a real hazard if the electrical system is also old and probably unsafe. All too many barns have been destroyed by fires caused by faulty electrical systems. A thorough inspection should be carried out, and any defective electrical equipment should be immediately replaced.

Keeping track step by step of your barn renovation is an important task. You don't want to lose track of any of the historical items and you also want to make sure the building is safe and able to give you modern comforts. If you don't know enough about this kind of a project, you probably should hire a contractor to handle the job for you and make sure it gets done right.

The Very Hungry Contractor

Are home renovation prices coming down? Is now a good time to start a renovation project? Should you buy, sell or hold?

Every down market presents an opportunity to buy low, and the home renovation market is no different. Due to the recent economic uncertainty, many renovation construction starts have been delayed, which in turn has caused an abrupt shortage of new projects for local contractors. Within the last few months, we've had several general contractors visit or call our studio inquiring about upcoming projects - they're running out of work and want to be included on our future bid lists. General contractors are getting hungry.

Spending on residential remodeling has decreased and is expected to continue to do so into next year. Harvard's Joint Center for Housing Studies' Leading Indicator of Remodeling Activity (LIRA) predicts that spending for residential remodeling will continue to decline by an annual rate of 11.1%, until the first quarter of 2009.

That's bad news for contractors, but good news for you. Start the design process today and you could be ready to build in less than six months. If the LIRA is correct, you could time your bid with the bottom of the residential construction slowdown.

What about the cost of building materials? With a substantial decline in national construction starts, the prices of building materials will soon follow, pushing renovation construction costs to their lowest level in years.

But wait, there's more...

In order to stimulate the economy, the Federal Reserve recently cut rates, which will result in still lower interest rates for construction loans and mortgages.

Hungry contractors. Lower material costs. Cheaper loans. Does it get better than that?

A Lay-Away Plan

Still concerned about proceeding with your project? Here is a way for you to benefit from the tight renovation market without committing to the cost of a full construction project. Think of it as a lay-away plan.

Every renovation project has two main parts; design and construction. The cost for design contributes a small percentage to the overall cost of a renovation project. Fees for design phases performed by local residential architects typically cost less than 10% of the total cost of construction.

The architectural design process will provide you with a complete set of construction documents ready for bidding and municipal review. A copy of these documents may be held on file in your architect's office. When you are ready to move forward with your project, these documents can be immediately distributed to your bidders without delay, thus allowing you to take full advantage of the tight renovation market before prices again begin to rise.

Build with Confidence

You're ready to get started, but you want to be sure you spend your dollars wisely. Whether we're experiencing good times or bad, every renovation project should be designed to suit and enhance your family's lifestyle, as well as maximize the value of your residence. Don't look to pay the lowest price though. You'll only get what you pay for. Find a qualified residential architecture firm and they'll help you invest smartly in your home renovation project. The following are a few ways an architect can help you approach your renovation project with confidence.

Build "Not So Big"

Renovation projects with the most value often reconfigure existing rooms without adding new space, by instead maximizing efficiency and providing spaces that are more appropriate to your modern way of living. Don't just add square feet to a floor plan; why pay tax on space you won't use every day? To keep costs low, additions should be proposed only after you exhaust the possibilities of efficiently using the space within your existing house.

The "Not-So-Big House" approach to building is a school of thought that focuses on quality of space over quantity. Residential architecture can be designed to have the beauty of bigger, more expensive homes, with the character and efficiency of small ones. Design a home around the way you actually live your life. Spend your budget on the details and think about how each space might be used for multiple functions. How often do you entertain in the dining room? Can formal dining and family dining use the same table, in the same space? Do you have a living room, but want a family room? Can the living room be modified to function more appropriately for today's family?

Add lots of storage. Build in closets, cabinets, cubbies and shelves. Take a full inventory and design a place for everything, so when you are done, everything has its place.

Building "Not So Big" will give you much more for your money and will help you make a house your home. You can learn more about the "Not So Big House" approach to building at notsobighouse.com.

Build Green

Everyone is buzzing about building green. It seems like newspapers and magazines are featuring high efficiency, sustainable homes almost every day. Whether you're renovating your kitchen or building a new house, the ideas and concepts of building green should benefit every residential project.

Building green can be pricey though. Projects that meet LEED (Leadership in Energy and Environmental Design) standards could cost 15 to 30% more than building with traditional methods, but you don't need to be LEED certified to go green. Some green strategies cost no more than traditional building strategies. When designed and specified properly, your project can be built to the highest standards of workmanship with systems that maximize your budget's potential. A little bit of focus and care will go a long way toward saving energy and protecting the environment. Select durable materials that will endure throughout the years and can be easily maintained. Specify windows that maximize daylight, but minimize heat loss. Install energy efficient heating and ventilation systems, and be sure to use appropriate insulation materials to keep the conditioned air in its proper place.

Think too about installing alternative energy systems such as solar hot water, photovoltaic electric or geothermal heating and cooling options. These solutions may have a steep price tag up front, but over time they will decrease the cost of operating and maintaining your house.

Building green just makes sense. You can learn more about building green at the US Green Building Council's website (usgbc.org).

Build in Phases

What's on your wish list?

Most of us don't have budgets to build everything wished for in one project. In order to achieve your dream home over time, ask your architect to develop a Master Plan.

At a schematic level, approach your project as if it would be built simultaneously. Have fun and include all the hopes, dreams, needs and desires found on your wish list. Once complete, your Master Plan can be reduced into smaller, less expensive phases, which may be developed and built as your budget permits.

Take one step at a time and develop each phase when you are financially ready. Don't spend your money on construction drawings that will never get built. A Master Plan will prepare you well for the future, but as your family grows and your needs change, your plan will evolve. With each step, you will want to update your Master Plan to reflect your current budget and lifestyle.

It was only a few months ago when general contractors had a full slate. They had plenty of work and little incentive to bid tightly. That has changed. While the stock market continues its historic moves and the economy takes a breather, don't miss this rare opportunity. Contractors are hungry. Home renovations prices are dropping. If you're thinking about renovating, now is a very good time to build.

Exterior Remodeling - Fiber-Cement Siding Compared to Vinyl Siding

In the world of remodeling the exterior of your home, there are several things to consider when comparing fiber-cement siding to vinyl siding.

Disguising the Problem

Vinyl siding is sometimes used as a cover-up to be placed over the old damaged cladding. The current problems may still exist. Sometimes it may be improperly installed. This invites insects and moisture to build up behind the panels, and may even go through the structure of the home.

Flammable

Vinyl facing may melt or burn if it too close to a heat source such as your grill or a close by fire. The flammability of the cladding is such a concern that some counties/districts are starting to educate homeowners about its natural flammability.

Fiber-cement facing is non-combustible when exposed to significant amount of heat or flame. It has been appreciated for this safety feature. It is also approved for fire-rated structure.
Fading

All colors fade from the sun and there are several options that you can do to replace vinyl cladding. You can install a replacement piece and try to find the matching color of your original siding. You can also replace all the cladding again if you can't find the matching color. You may also paint the facing, but keep in mind this type of facing is made to expand and contract which will cause the paint to chip and peel over time.

Fiber-cement facing can be painted any color that you desire. It will also remain longer than with wood. It won't crack and peel as quickly as vinyl.

Warranty

Always look at the warranty before your purchase. Look closely at the "Life-Time" to see how many years the warranty really covers and also what is covered. Check the "Normal Weathering" section to see what their definition is of normal weathering.

Fiber-cement facing may be found to have a 50 year transferable limited product warranty, and a 15 year finish warranty. This warranty is good for even the most sever climates.

Poor Quality and Aesthetics

Vinyl siding may not look as natural as wood. It has overlapping seams and fake wood grains that try to copy the appearance of wood.

Fiber-cement siding has the beauty of real wood with the ability to be painted any color and not have the chipping and peeling of vinyl or wood. There are no overlapping seams to take away from the natural appearance it will lend to the home.

Weather Resistant

Fiber-cement cladding is a very durable product that can even withstand the most severe climates. It will not go brittle in the cold or be damaged by flying debris like the other type of cladding is known to do.
Thickness

The great amount of thickness that accompanies fiber-cement cladding adds to the products strength that provides impact resistance from wind or hail.

The finest vinyl siding is only 5/100th inch thick.

These are several things you need to consider when investing in the exterior of your home. In the long run, having fiber-cement siding is aesthetically and financially more sound than having vinyl siding which is an inferior product.

Help To Save The Environment And Money With Ceiling Fans

As our finite natural resources diminish, energy prices are steadily increasing. Now, more than ever, we must do our part to help our environment by conserving energy. The good news about energy conservation is that it can not only help to save our planet, it can help to save you money. A simple way to reduce your energy costs and to beautify your home is through the installation of ceiling fans. When used properly, ceiling fans can be used to save between 15 and 40 percent on air conditioning during the summer. During the winter months, fans can be reversed to run clockwise and save you 10% on your heating bill.

In order to understand how to properly use ceiling fans to conserve energy it is important to understand just how they work. Have you ever been outside on a hot day when, all of a sudden, you felt a cool breeze that instantly made you feel more comfortable? This is called the wind chill factor and it is the same principle behind ceiling fans. Fans do not actually change the temperature of a room. Rather, they accelerate the evaporation of perspiration on your skin which is what makes you feel cooler. It can therefore make a person feel 8 degrees cooler even though the room temperature is technically the same. It is important to understand that fans do not cool rooms, they cool people. Therefore ceiling fans should never run unless people are in the room to benefit from their cooling power. During winter months, fans can actually be used to distribute heat more effectively in a room. Since hot air is lighter than cold air, it rises to the ceiling and gets stuck while cold air remains closer to the ground level. If a ceiling fan is run in reverse (clockwise), which is usually as simple as flipping a switch on the fans body, it can more evenly distribute the hot air particles. This way the heat will be where you need it rather than being stuck at your ceiling.

Another important point to mention is that in order to most effectively use ceiling fans to save energy and money they must be used inversely with your thermostat. In other words, if you are using ceiling fans to cool yourself, the thermostat should be turned up at least 4 degrees. Likewise if you are using a fan to reduce heating costs, the thermostat should be turned down.

Recently, the energy saving potential of ceiling fans is being further exploited by manufacturers. By using more aerodynamic fan blades and more energy efficient light kits, major ceiling fan manufacturers like Westinghouse and Concord are offering fans specifically aimed towards consumers with conservation in mind. The best way to find these fans is by looking for the Energy Star label distributed by the U.S. Department of Energy. Fans that are awarded this label conserve at least 10% more energy than a standard ceiling fan. When shopping, you can find the most energy efficient fans by seeking those with the highest airflow, measured in cubic feet per minute (CFM), and by looking for fans that use the lowest amount of power (watts) at each speed. Using Energy Star approved light kits for your fans, which often contain fluorescent bulbs, will drastically reduce the amount of electricity consumed. Additionally, the U.S. Department of Energy offers various tax incentives for installing products that conserve energy.

In addition to being valuable conservation tools, ceiling fans can be a beautiful addition to your home, office, or apartment. Manufacturers offer fans in a wide array of shapes, sizes, and designs. Fans are now being manufactured in exciting new finishes like oil rubbed bronze and burnished brass, as well as being available with a plethora of light kit options. From traditional, Victorian inspired fans that double as chandeliers, to adventurous designs inspired by modern art, there are surely ceiling fans that will fit your taste and lifestyle. Well crafted fans are a sure way to increase the value of your real estate while adding to the aesthetic beauty of your surroundings.

Since we are in an energy crisis, we all have a responsibility to do our part to help, however small that part may be. Simply purchasing an energy efficient ceiling fan is an excellent way to save money on energy bills, increase the value of your real estate, and beautify your surroundings. Most importantly, while you sit under a beautiful new ceiling fan you can be assured that you are helping to conserve our planets valuable resources.

Prevent Black Mold

Black mold doesn't care if your house is nice and new, or musty and old. It doesn't care where you live or how sensitive your sinuses are. It wants into your house any way it can!

Black mold happens to everyone, and it's a big headache. It's especially a pain to clean. That's why prevention is the key to keeping your home mold free.

Humidity

This is the number one condition for mold to grow. It loves the wet parts of your house. Keeping your home dry is the best way to keep the mold out.

Mold thrives best at around 55% relative humidity. Anything over that and mold can have a heyday in your home. The most surefire way to prevent black mold growth is to reduce humidity.

-Check your watery trouble spots. Especially keep your eye on the bathroom and kitchen, and look for places where water runs.

-If you have any area of standing water or water damage, get rid of it immediately. Clean it well and let it dry.

-Keep everything dry. After you wash the dishes, make sure you towel everything down. Don't leave standing water on any of your kitchen counters or around your sink.

-When you see mold, clean it up immediately. Don't let it go, or it will encourage more mold to grow.

-Buy a dehumidifier. This will help dry the house out a little and that will reduce mold. You can buy one at most department stores, and it doesn't have to be anything fancy.

-If you live in a humid or warm climate, you will definitely have to deal with the mold. Take that into account and keep your house dry before the mold gets in.

Air

-Make sure there is plenty of air flow in your house. Fresh air will clear out the mold spores that might be around. Open windows and get plenty of ventilation.

-In the bathroom, always turn on the exhaust fan during and just after showering. This will clear away some of the water before it has a chance to settle.

-Keep down the dust in your house. Dust can carry mold spores, and both can be major irritants.

-Routinely check and clean your air ducts. Mold can grow around your heating and air conditioning ducts, and this is especially bad because it circulates mold all over the house.

Inspections

-If you are suffering from any chronic sinus problems that might be mold related, get your house tested and inspected. Inspectors can check mold samples to see if they are toxic. They can also check and see how much airborne mold there is in your house.

-Routinely check around your house in the hidden places where Dangerous Toxic Black Mold likes to grow. This includes your attic, crawlspaces, basement and air ducts.

It's not enough just to clean up mold when you see it. To stay mold free, you have to prevent black mold from growing. Don't give it a chance!

Basement Remodeling - A Focus on Waterproofing

Living in any big city including NYC does pose limited options in housing, especially if you are not as rich. Because of the population density that continually grows together with the jungle of business establishments small and big, space generally is an issue. But even with the limited living area that you have, you can spruce things up by maximizing space usage. Basement remodeling is probably the smartest way to add living space to your New York home without having to construct house extensions.

When basement remodeling, a very crucial step to take which should be done before the actual designing is waterproofing. Even if your New York homes are rarely faced with problems regarding flooding or dampness, this step ensures that the end result of the project would be needing less maintenance and repair, making you enjoy your newly created space in the longest possible time. And though you would have to face the costs now, the long-term benefits would prove to add value to your home and save you more bucks.

When basement remodeling, permanent solutions are definitely advantageous but can take some time. So it would be best to have your New York contractor work with you even in the planning stage. The amount of work needed to be done depends no the existing damages that need to be repaired. When checking your basement for waterproofing problems, be wary of the following indications:

. Musty odor would have resulted from dry rot and mold that are already decomposing.

. Rust on any metal surfaces like the supporting structures, appliances, furnaces or furniture results from exposure to moisture.

. Mold and mildew populates in areas that are both dark and damp. Black fungus that causes wood to rot is also a good warning signal of dampness in the area. These can be spotted through discoloration in certain areas and the odor that they produce when decaying.

. Spotting white substances on your New York basement walls signifies that the bonding agent holding them together is experiencing a chemical breakdown which may eventually lead to major structural weakening and deterioration.

. Other signs may be peeling wall paint, damp spots where water has been absorbed, and cracked walls.

The more indications of moisture and dampness problems in your New York basement, the more waterproofing measures that your contractor would need to implement to solve the problems. In this stage of basement remodeling, proper insulation is vital to end up with a dry and comfortable space so whatever design you have in mind to pursue would not end up just beautiful but functional and efficient as well.

Other waterproofing techniques to make sure that your basement remodeling project becomes a success may include: electric floor heating, dehumidifiers, caulking cracks and unnecessary openings, deep-sealing the concrete and you can also opt for relatively mold-resistant materials to integrate into the job.

Molds and other elements caused by moisture problems may cause allergies, or even asthma. The waterproofing techniques and measures mentioned would not only be beneficial for your home and pocket but it would also promote better health within your home. These benefits and more show us how important waterproofing is in your New York basement remodeling project.

Fence Building Ideas

What if I told you where to get the ultimate fence building Encyclopedia? Better yet, what if I told you, you could get it for under $20? If you're building a standard 1 x 6 dogeared fence, that's 6 foot tall and made from wood, with 4x4 post cemented into the ground, this book might not interest you, but if you're thinking about building a fence, that will make all your neighbors jealous, you might be interested in the "Fence Building Bible."

If you're interested in using your imagination, along with some of the information in this fence building Encyclopedia, if you're interested in creating a masterpiece, instead of just another barrier that divides the property, you had better think seriously about, either running down to your local library and checking the book out, or purchasing the book, so that you have it on hand when needed.

Here's a quote from the product description that could be helpful, "Beneke suggests the appropriate types of fence to keep the swimming pool secure, con fine the livestock, keep deer away from the garden, or create outdoor living spaces. He then discusses the essentials of proper fence design and provides step-by-step illustrated instructions for planning, building, maintaining, and repairing any style of fence."

If you're planning on building a fence to keep livestock, it would be extremely helpful to know what kind of fence will be necessary to keep pigs or cows separated from the other animals, including you. There's nothing worse than building a new fence, putting some large cattle inside of it and having them tear it apart and escape.

The fence building Bible as simple instructions, with lots of illustrations, to give you plenty of ideas. There's a good chance that you will see a fence in this book that you have never seen before. If you're thinking about building something out of the ordinary, I would suggest strongly, that find this book.

Communication is Key With Real Estate Clients

It should be something so obvious as to not be worth the mentioning, but communication with your clients is key to building their trust in you and their desire to buy or sell a home through you. You don't need to be available 24/7 to provide your clients with good communication. By setting some boundaries for yourself and for your clients, you can make sure that they aren't left hanging, but your life isn't on hold while you are working for them.

Set working hours for yourself, when clients know they can expect communication from you. Once it is clear that you have a schedule, most clients will fall in happily with that. You can even put this information with the rest of your contact information, such as:

Joe Realtor
(888) 555-5555
Hours: 9AM-5PM

You may also find that informing your clients that you check and respond to communications regularly at 11AM and 3PM can really help in setting their expectations for your time. Things like this can be very reassuring to people who are worried about getting regular responses from their agent. "I will call you about your offer tomorrow." Even if there's nothing to report, call them to tell them that.

Once you have done all this - set boundaries for yourself, set expectations for your clients - STICK TO THEM! I cannot emphasize this enough! The number-one complaint that clients have is that their real estate agent doesn't get back to them often enough or completely enough. Make sure that you are paying attention to what your clients say and get back to them in a timely manner.

You should take time every day to review your clients and ensure that you're keeping up with their needs. Sometimes you may have to go the extra mile - email them a few extra times or call to find out how their sick kid is doing or things like that. It can pay off with a great impression of your professionalism and genuine desire to help make their lives better. While you may have done a dozen real estate transactions like this one, it is good to remember that to each and every client, their situation is unique.

With the advent of the smart phone, communication is easier than ever before - which can be a blessing and a curse. Use your communication tools; don't be used by them! You want to be available to your clients, but you don't need to be available all the time. However, you need to use your communication tools to keep your clients up-to-date on their situation in a manner that increases their belief in your concern with their well-being and the quality of their real estate transaction.

How to Remodel Your Home Without Demolishing Your Marriage

In the eleven years that my husband and I have been together we have moved five times; we have built four homes, and remodelled four others. I am very familiar with what a couple can expect 'under the influence' of construction. Beyond this, my husband is the founder and owner a very successful Design/Build firm in the San Francisco Bay Area, so we have a lateral view of what many, couples go through, over and over again.

The emotional tax during a remodel is very real, indeed. Yet because there is little available information about it we tend to take the hard rout. We think, "Oh, it's not as bad as other people make it out to be!" or "If we don't make a big deal about it, everything will be just fine." And, actually, what choice do we have?

Less than halfway into it, many couples realize that not only is there a huge emotional side to their project, but that it is far bigger than they had imagined it could be. We have all heard about couples who divorced, or nearly separated, after building their dream home. Answers to the question of "why" are limitless, but the bottom line is this: if they knew what to expect and/or had some guidance, they may have still liked each other once their home was finished. Remodelling is a huge deal, and it is not for the faint of heart or the uninformed. Even if you have a very strong marriage, there are likely to be emotional side-effects you would rather avoid, and could, if you exercise the care necessary ahead of time.

Because of my own challenges with this personal aspect to remodelling, I had searched everywhere including book stores under home-construction; home-remodelling, and even the self-help aisle. But I found little that paid the slightest attention to the emotional fallout of home-remodelling. It was just as frustrating to search on-line for any comprehensive guidance that could arm couples ahead of time. All I was looking for was something that would both confirm, and ease, the impact home-remodelling has on domestic life and -not least of all- on marriage.

Remodelling is a multi-layered entity to say the least. There is the physical project which is worth many, many layers all by itself, and then there is real-life before, during, and after the project. As involved as the project will be, your relationship needs equal care and consideration.

I sincerely hope that this article will aid in revealing some common (though not so strange) issues before they become problematic, and lessen the element of disappointment in those you can not foresee.

The sense of accomplishment that comes with witnessing your project to its completion can be very satisfying indeed. The greater reward of such projects, however, is the sense that the experience has brought you and your spouse closer together; that you can enjoy looking back on it ALL with more pleasure than pain; and that the great care you took of your relationship will fill your new home with the natural air of completion, and comfort. These are memories in the making for you both, so it is important to be aware of what is happening between you as you grow your new home together.

My goal is to help you position yourselves for offering greater kindness to one another throughout your entire building process.

Nine Essential Steps.

Essential Step #1

Decide together, that you need to decide how to communicate with each other

Revise your skills; explore new Skill-sets. Buy a book on effective communication for couples, and READ it together. Take a short workshop TOGETHER. But make it fun because fun is an important binder which makes learning something potentially 'ho-hum' much more... well FUN! The more intelligent you are the more you will need it, simple because you are more likely to reasonably talk yourselves out of it. But take my word for it, find a way to agree on your communication styles, and (I'll say it again) have FUN with it because you will need to be able to deal with potentially uncomfortable issues when neither of you feels like it, or when you are both exhausted.

Essential Step #2

Decide on what is true for you!

a. Do you really want that library? Is it essential that you buy your tile from Italy? Can I really live without a room of my own for my projects? When we remodelled our kitchen I hadn't thought about recycling. What a blunder on my part because I believe in recycling. I could kick myself because what's true for me is that I feel responsible for how I live on my planet. So, that is a value I neglected at the time. Why? Honestly, I just didn't want to argue with my husband over it. That's ridiculous! But I learned Essential Step #2 from it and have applied it elsewhere, thank goodness.

b. Champion your partner's truth. This is very important. It is a very engaged form of active-love that pays dividends. When your partner trusts that you not only know what they want, but that you will protect it, everyone relaxes. Remember that you have to ask them what they are not willing to give up; what they absolutely must have to feel satisfied with the design or handling of the job; and what they definitely do not want. Please do not forget to think of your own answers to these and other questions of your own. Once you are clear about what you want you must tell your partner. If they are to be on your side when you need them they must be informed. We generally can not be expected to support what we do not know about. Even when we are aware of our partners needs it is still sometimes difficult to keep it all together.

Essential Step #3

Make the commitment!

Yes, you are actually going to do this remodel. So often one person is on board completely with the project and the other one isn't that keen, but they tell themselves, "we need the room," or "It will make her happy," or "my husband decided ...so I had to go along!" Whatever your reasons and/or reservations, if you are moving forward with the project then do what ever you needed to do to get on board with the reality of it, and plan together how to make it work for you both. When one of you can not wait to begin, and the other is not enthusiastic at all, you will likely create deferred resentment. And for good reason I am afraid. Someone's feelings, opinions and needs, are not being taken care of. Both of you need to win, and both of you need to feel safe and supported if this is going to go as smoothly as possible.

Essential Step #4

Accept the idea of multiple choices!

1. Mono-Way

2. This or That Way

3. Sky-Way

This step provides flexibility. Think Bamboo verses Oak. When considering these nine steps, remember that you have as many choices as you can dream up. In other words, stay away from the mono-way attitude I call MWOTH (MY WAY OR THE HIGHWAY). Remove the stifling air of a stale-mate as in the either/or (this or that way) choice. Brainstorm! The sky is the limit when it comes to ideas. That's sky-way. Make it a game. How many solutions can you each come up with in 60 seconds? Whoever has the most choices, wins. Let yourselves have fun with it; be silly and outrageous; be real and practical too. The point is not to edit yourself, or each other, when playing this game. You will be surprised at the very practical ideas you can build together from just one ridiculous notion.

Essential Step #5

Choose your POA!

a. What is a POA? Position Of Attitude means: adopt how you want to be with the larger picture. Do you want power-struggles? Do you want the culture of your relationship to continue to feel friendly and efficient? Do you want it to feel honourable, clear and unencumbered? Do you have realistic expectations? How do you want to behave when problems come up; personal disagreements; billing issues; budget concerns? The more you think about, discuss, and decide on ahead of time (in terms of how you will be with each other at such times) the better you will likely preserve intimacy. Intimacy and trust are the assets most often at risk during power-struggles and blaming.

b. Decide what out-come you want. This sounds simple enough but it is worth re-claiming. Do you want this to be a happy experience? Do you care more about the bottom-line than about how you treat one another? Is there a middle ground that has wiggle room for you both? Is there a way to view it all so that the budget remains sane AND you don't shatter your relationship over an inflexible iron will?

If you do actually care more about the bottom line, then you have a real challenge. Either you should admit it and deal with the consequences, or find some way to soften your approach so others don't turn on their heels and run away from you as fast as they can. You may really want to preserve your intimacy, and your partner's trust that you are always safe for them to problem solve with (or whatever). However, maybe you've been accused of being really controlling or perhaps even overbearing. In this case, you may feel it is important to find a way to get a grip on what drives you to the point of loosing your grip on the big picture. An active decision to deal with this part of yourself, is a huge act of love that your husband or wife will absolutely notice.

c. Accept the idea of multiple choices: Remember this from Essential Step #4? This is a great tool to bring into building your position of attitude. You can choose what ever attitude you want to have. Remember that the attitude you already have is one you are allowing yourself to have. I know that you didn't come by it accidentally. You earned it through time and experience. Yet, have you ever noticed that there are statistics to back up every point of view on just about anything you can dream up? It's the same with our attitude about anything. So, decide between a selection of attitudes you would most like to hold, and then find the evidence to back it up. It's there if you look for it.

d. From blame to game: The bottom line here is there is no room for blame. If you are creating this project together; championing one another; claiming and sharing your POA; brainstorming for fun and choices; if you are learning and declaring what is true for you... then there is no room for blame. You will find that you are both on the same team, and you're not just pretending to be. Your finished house will not give you back the love you laid at its foundation, nor can it replace the intimacy and trust you sacrifice to it for the sake of any part of it. And dollar equity alone feels very empty at the end of the day.

Essential Step #6

Creating Memories!

Develop an attitude of adventure. This is so important. Get real! Let's face it; this project is not essential to survival. It will make life easier; your friends may be impressed; you will have more room and hopefully everyone will have the space to be who they are in the new digs, but it is not a question of survival. Don't make it about survival. Make it about the adventure and about the stories you get to tell together for years after. You want to shoot for the kind of stories you can safely tell your grandchildren.

Essential Step #7

There are several solutions to every 'unique' problem!

This goes along with the idea of multiple choices. You don't get to misbehave just because you think your issues are unique and this exempts you from: giving up your mono-way attitude; or from effective brainstorming; or from championing your partner; or for that matter, from honouring what is really true for you. Solutions come from Ideas, and good ideas come from you. Recognize the possibilities that are unique rather than the problems that are unique. Brainstorm ways that the unique possibilities may actually take care of the issues at hand.

Very Essential Step #8

Do NOT give up your tools of sanity!

This kind of temporary situation will always take too long. If you practice yoga; if you go to the gym; if you meditate; play soft-ball; go for long walks; play scrabble; see your friends... what ever keeps you sane when life is normal, it is even more important to do them now! Do not accept anything less at this time, and I encourage you to really support one another in absolutely making this happen.

The love you two have, the history, the kids, the pets, the sorrows and the pivotal moments you share together, are all far too precious to compromise even over a house. It doesn't matter how much the house is worth now, or how much it will be worth.

Extremely Essential Step #9

Making it Count!

This remodel will take several months of your lives. Make the shared experiences count toward the overall quality of your relationship and toward the tone of your individual lives. This is a growth experience anyway you slice it. Make it count personally, and in what you learn about being in relationship. Make it count spiritually if you have that persuasion. Make it count in the examples you will set for your children or friends who will go through the same challenges on similar projects.

This final step is by far and away the one that I care most deeply about. In the work I do with grief coaching, it is so clear to me that radical changes in our lives create great losses for us as well as great opportunities. The losses ask us to grow up a little more, and the opportunities as us to share what we've learned. Tearing down and rearranging our home is an experience that stirs our core sense of survival. This is why many people do fly into a survival-mode during a building project. It taunts ALL instincts of self-preservation; currency, shelter, and domestic and emotional safety, to name just four. But remember that this is an optional 'danger'. It is as it were, both perceived and self inflicted. We volunteer to hold onto the image of a better life for ourselves. If all goes south, you could suffer a financial loss, but you probably won't die. Not unless you make yourself, and others close to you, sick with worry or fright.

So make this whole experience count toward who you want to be personally, with your family, and in the world. This way, no matter what happens, you will feel more able to handle anything, simply because you chose; committed to; and preserved who you wanted to be long before the issues arose and it became too overwhelming.

Suffice to say during times of great change we are asked to address our core values. We must do this for the sake of your mutual success, both personally and as a team. We are also being asked to face up to what we want most. These are the essential agreements that we must cling to when we have extreme anxiety, worry and fear. Take care of your selves, and take care of each other. If you begin with these essential steps, you will go very far in achieving success at every level. Your sense of personal pride will extend beyond yourself, and years from now only the glow of fond memories will arise when you remember this time together.
