House Renovation - Framing A Closet

Renovating can either be a fun experience, or a frustrating one, depending on how well you are prepared for it. And if youre renovating a house, then we would hope are quite well prepared. After all, the last thing you want to have to do when youre done is to re-do something you thought was working out just fine.

In any home, space is an issue. You can really never have enough of it. And a well made closet space is an essential part of the houses over all aesthetics. When smartly framed, your closet can be quite an asset, whether its for your precious wardrobe, or next to the main door to just hang coats. Now lets take it from the top.

First, you want to decide on the ideal size. 27 inches of depth is what you want for minimum, especially if you plan on hanging your clothes. Other size factors depend on the size of your room or what you need. You could go with a smaller single door closet, or a bigger walk in.

Is a House Inspection Worth It?

If you have purchased a house last year, when the market was crazy, a home inspection may not have been an option for you at the time of purchase. With multiple offers flying in on almost every property, the offers with the least conditions were sold first and this meant skipping a home inspection.

Conditions are a point or points in the Real Estate sales contract that needs to be met prior to the buyer finalizing their purchase. Common conditions are home inspections (to confirm there are no major surprises), financing conditions (to ensure the banks will finance you), and now even the condition of selling your current home. There is usually a seven to 14 day period where the buyer has to have these conditions of the sale removed and then from that point the contract is legally binding.

Without any conditions, the buyer can be in a hazardous position. If they cannot purchase the property, the seller has the legal right to sue the buyer for breach of contract. This could result in a large penalty, or even forcing the buyer to carry through with purchasing the home.

Imagine putting an offer in on a property without any home inspection conditions and then finding out from your lawyer that the home was formerly a marijuana grow operation and was never properly remediated. Or if they had considered this, and priced it accordingly you can find out in advance what your costs to replace it immediately will be so you are not taken by surprise after your purchase.

Some discoveries may be so costly as to dissuade you from even removing conditions and thus saving you from purchasing the proverbial money pit. This is why the inspections are so important for a buyer.

Home inspectors can be found in the yellow pages, via referrals from friends who have recently purchased homes or if you are purchasing with a Realtor, they will have several they can usually recommend. Don't buy your next home without an inspection, it is simply too large a gamble to take with such large sums of money.

How to Build It Wood Shower Pan

Whether you live in a home that has a bathtub or a shower, there is a good chance that structural framing could be damaged if there was any water leaking around the plumbing fixtures. The damage should be repaired before framing your pan.

If you're replacing a bathtub and installing a new shower this is going to require constructing a wood shower pan. Now building a wood pan will require a level floor surface, shower damn and blocking.

Now let's start with building the shower damn. You're probably wondering what is a shower damn and what does it have to do with the wood shower pan. The shower damn is actually the area you climb over when entering into the shower. This part of the shower pan enables the water to flow off a shower curtain or door into the shower pan and down the drain.

The shower damn needs to be at the least 6 inches tall and would be best if it was at least 8 inches. You can use a 4 x 6 or a 4 x 8 for the wood shower damn.

Next we need to block the perimeter of the pan area in the wall framing that we will use for our shower walls also. These blocks should be at least 12 inches high. This would require using 2 x 12 lumber for blocking.

After you block the perimeter of the shower pan and installed the shower damn you are ready to have to shower water proffed with a process known as hot mopping the shower pan or using a vinyl liner.

In 2008, the average mid-range bathroom cost around $16,000 and you could recoup around $12,000 of your original investment upon the sale of your home. According to a popular remodeling magazine, larger bathrooms using expensive fixtures, tile, bathtubs, woodworking, toilets and showers had an average of $52,000. 4. Take someone with you

Would you rather deal with the awkwardness of having someone there who is obviously there for safety or end up being taken advantage of in the worst possible way? Would you rather risk being alone with someone you don't know in an isolated setting or delay a prospective sale long enough to get someone to go with you? If it makes you feel better, you can have them pretend that they're a junior realtor coming along for experience or whatever - just bring someone with you.

5. Choose defensive instruments carefully

Pepper spray only works if it's aimed in the right direction and has a directed stream. Screened porches bring you in touch with the natural world. They are outdoor rooms, yet, they are sheltered and safe from the elements. If you are planning a green home, screened porches will fit in perfectly.

In our building project there are two screened porches incorporated into the plan. The heart and soul of the house is the central porch. It is open and connected to the living area and foyer hall. They open to the porch so that the space can flow together for large gatherings. The porch has room for a dining table and chairs, plus plenty of seating area around the fireplace. It will be a wonderful place to sit outside by the fire on cold days, or eat out, or have parties. Outside the porch, an there is open patio under the sun that transitions to a lower ground level.

The outside wall is a 12 foot screened wall open to a view of sky and distant hills. The vaulted ceiling makes the space seem more spacious, and allows heat to ventilate. The finishes are a combination of interior and exterior materials: Exposed galvalume roof, board and batten siding, cedar trim, and concrete floor. Galvanized metal wire mesh adds extra strength to the lower screen panels for kids or pets. On the outside patio, the wire mesh panels are incorporated into the railing.

Years ago, before air conditioning, old Texas homes often included a screened sleeping porch. The porch kept out mosquitoes and brought in cool night air. High ceilings were typical to ventilate the heat of our Texas summers. With this old style in mind we included a sleeping porch off the master bedroom. A stone wall provides privacy from the road, and screened walls open to the view on the back. The lifted roof allows air to circulate and cool the space - important in our hot climate.

In the master bedroom, double glass doors connect the master bedroom to the porch, and expand the bedroom space. Interior and exterior colors and materials are related. Finishes include concrete floors, limestone walls, and cedar trim. The sleeping porch brings people outside the heated and cooled envelope of the house to experience the outdoors.

Screened porches have endured for over a century in warm climates. They are historic and romantic. Flapping screen doors recall simpler days when houses were not as tightly sealed. Today, screened porches are in an exciting period of re-discovery. Their time has come again. Screened porches are a greener way to live.

I find the best and easiest way is to use the word I choose in your affirmation.Instead of saying I want to earn $100,000 per year. Say I choose to earn $100,000 per year. Instead of saying I am very attractive. Say I choose to feel that people find me attractive.

2)The subconscious always seeks for proof.

There is a misconception that an affirmation has/must be repeated thousands of times before it can be installed in the subconscious mind. This is not necessarily true You can use the repetition method to embed your affirmation, but there is an easier way. That is, at the time you find the proof, state your affirmation. Many people stay in poverty because they associate pain with money. Whenever they spend their money, they think of their bills, loans etc. This will automatically lead to ultimate pain. It is the feeling you attach to money that makes you rich or poor.

How can we turn this to our advantage? Instead of feeling pain when spending money, what if we associate pleasure with it? Next time when you go out shopping, at the moment you take out your money or credit card, say this affirmation to yourself, I always have more than enough to spend.See how you feel. This works because the subconscious mind sees the proof. As long as you have some money left in your pocket, this affirmation is always true, so the subconscious mind will believe it.

Buying or selling a home can be a tough task. You often end up overwhelmed with all the things you have to do, and still may not find the thing you're looking for. You need professional help; this is where a good realtor comes in. Here are some things you should consider in order to find a good, trustworthy realtor in the real estate market in which you're looking to buy or sell a home.

First of all, do your own research. Look for real estate materials and readings that can help you understand how the local market works. Check the latest trends and prices in the area you're interested in, so you can have a solid background.

Next, decide on the qualities you want in your realtor or broker. Know what strengths and attributes to look for. Homes are going to be sold in good markets and bad. When times are good, people often forget that bad times will be coming eventually. During good times, people often get caught up in the hype of the real estate boom. During tough times, houses will be sold eventually, or taken off the market and sold later. The Dreaded Short Sale

In real estate, there are many types of sales passing through the industry. Foreclosures, short sales, REO's and For Sale by Owner (FSBO) are just to name a few. Of the list, there is one sale that sticks out like a sore thumb. This, by all definitions, is the short sale. There has been a lot of hype and controversy surrounding the short sale in general. As a buyer, they are not the best way to go, and below are some reasons why.

A short sale is a home or property that has started the foreclosure process. It is in the first of three stages in that process.

1. Pre-foreclosure
2. Foreclosure
3. Bank Owed, or REO

During a pre-foreclosure, a bank is demanding the full amount of the home in order to keep it from proceeding to the foreclosure auction, the second stage. During this first stage, pre-foreclosure, the bank sees it in one way; they want to get their money for the property. For the most part, they do not want the property back. Here are the reasons why:

1. They are not making interest on it
2. It is an additional expense on their part for upkeep
3. They have to hire an outside company to now sell it

This is where the short sale comes in. During the time a short sale happens, the seller is eager to get the property off their hands, and the bank wants their money. The short sale is an agreement that tries to appease both sides to reach an agreement. The problem with a short sale is this: although the seller might sell low and not make a profit just to release them of the liability, the bank is losing profit. Usually, the bank is not willing to let a property go less than 20% of the loan on the property. In most cases recently, this can pose a problem. A couple years back, prices for homes were astronomical. They have since bottomed out and now working to achieve a certain balance.

When a buyer purchases high, it is almost impossible for them to sell low; In this case, extremely low. Even at 20% of the loans amount, the value of the home in the current market cannot compete. The current market is seeing homes the lowest it has been in decades. Being that there is an overabundance of homes on the market, a short sale home has a very slim rate of success.

This is where potential buyers get the short end. They see a low price in the MLS offering a great, brand new home for a very low price. The fine print says, pending bank approval. Unfortunately, these are price points the realtor picked and the bank has not even seen. When the realtor puts in the low price, the bank will deny the offer. This means, the buyer either needs to raise their price or walk away. If the buyer chooses to raise their price, this could be back and forth for months to come. Even after months of negotiating, the deal could fall through the cracks. At that time the buyer, realtor and seller have all wasted valuable time.

Before getting into a short sale deal, consider these points and make an educated decision. Although short sales can yield good return on investment and deal, it comes with a price whether monetary or time.

How to Find Your House Value Without a Realtor (Find Home Values) Part 2

You now know how to come up with a solid figure or your bottom line on the house that you want to sale. You also know how to determine the value of your home. This article will go into where to get your comparables'. In determining your homes value you have to look through the different homes that have sold in the area as your home. Comparables are homes that sold in a specific area that appraisers use to compare for value. In Charlotte, North Carolina home values are dropping very fast since July 2008, so knowing the value of your home is very important.

In part 2 you get the complete ingredient that will give you the most solid part you need to determine the value of you house. Have you ever heard of, "Location, Location, Location"? In your comps you need to look at the distance of the recent home sales. The Charlotte market would be safe to go out as far as 1 mile from the subject property. Most professionals would prefer comparables' no farther than the neighborhood the home is in, or if the neighborhood is spread out, maybe a half mile. Other parts of the country might require distance up to 5 miles because homes in those areas may be apart half to three or four acres. It's important that you be sure the home sale is in a comparable neighborhood as well.

Real estate agents and Realtors, they use comparables as well to judge a price point to list your house. Without comparables home sales, you could wind up selling your house to low or too high. Either way you sell your house you will lose.

Here is the good part. There are few places on the net that will give you recent home sales in for Charlotte homes and they don't charge, at least during the time of this article, nor do they ask you to register. One place you can go to is Real Estate ABC. Just google them "Real Estate ABC", and they should be there on the first page, usually in the first or second spot. They have comparables' that you will find useful. That particular website does not give you an idea how the comparable homes look, so you will have to drive by the home sales. Driving your comparable home sales should not be a hard job, that is why you need to make sure they are close to your home.

You can also use a site called Zillow. A lot of people don't like Zillow because they use the sites estimated value to determine theirs. It is not that simple. You have to view the Zillow comparables' has to see how they came up with their values. Once you compare the different houses to yours, you will notice they all of the recent home sales are not really comparables' but you will find enough out of 50 to give you a good idea.

Now you know to judge the recent home sales in your area and determine the value of your house. This one area will save you at least $350 in appraisal fees because you will know whether you can sale your house to Joe Homebuyer for a profit or try other ways to get the result you need. Determining the value is a key element in selling your house fast. If you price your house right, it will sell.

The author uses the same websites to get an initial evaluation of the houses he looks at buying. These sites save him time and money. He usually pays $3 to get a complete evaluation of homes that are more tailored to the subject home. Although the free home sales are scattered, they will have enough to get you a solid value. Do Flat Fee MLS Listings Work?

The answer is yes but there are plenty of things a FSBO seller with an MLS listing can do to get their flat fee listing noticed by Realtors and buyers.

Price is the foremost concern for any flat fee MLS listed seller. Below are my top 5 ways to sell flat fee in the MLS and have more success:

1) Forget about the 2005 bubble spike in prices when setting a listing price in a buyer's market. Where the market has been has no bearing on where it is today. Unfortunately, many homes bought during 2004-2006 are currently in a negative equity position and you might consider a short sale. For those sellers who are not underwater, price your property to the buyers.

2) Use my cash test to set your price when listing flat fee. The cash test uses the advertising concept called ADMA. Attention, Desire, Memory and Action. If you want to get someone's attention, advertise a price that creates action. Selling a home flat fee is not any different than selling a car. Once buyers are in your home, maybe one spouse will become attached and convince the other that your home is perfect (desire & memory). My cash test is: advertise your FSBO-MLS home for the price that you would sell to a cash buyer. Of course add in your buyer's agent commission and closings costs.

3) Don't leave room for negotiations when listing flat fee in the MLS. In 2 above, I didn't discuss leaving any room for negotiations because the goal is to get offers. Negotiate possibly 1% off your MLS listed price. This will surprise the buyers and the Realtors but that's OK. Let them figure out whether or not your flat fee MLS listing is a good value.

4) Consider offering a higher buyer's agent commission. Normally, flat fee sellers and full-service agents co-broke (share commissions) with buyer's agents at 3%. Be different and offer 4%. Your flat fee listing will stand out. To advertise this higher than normal buyer's agent commission, consider using a flat fee MLS Realtor eblast program.

5) Lastly, negotiate well. Flat fee sellers typically represent themselves. This is good and bad. The good part is you keep control and save about 3% in commissions. The bad part reminds me of the adage "a lawyer that represents himself has a fool for a client" and can also be applied to for sale by owner sellers. Most flat fee MLS listed sellers are not qualified to negotiate a sales contract, deal with contract repair limits and other contract matters. Often, unrepresented sellers leave money on the table by either negotiating too much or by being too generous when negotiating issues found on an inspection report. A skilled broker or agent would likely do better for the seller. Find a flat fee MLS program that addresses this concern.

Flat fee MLS works if you pay attention to details. The flat fee listing service that you list with can greatly affect your success. Self represented FSBO sellers often leave too much money on the table when negotiating. Pricing your home as if you're negotiating with a cash buyer can be a key in getting more showings and more offers.

When We Choose Misery Over Happiness

I am not one to feel sorry for most people. They seem to have a unique ability to cause themselves the most damage during certain parts of their lives. I have met some pretty self destructive people in my life. Being raised by a mother that lived in misery and love.

My mother had a difficult childhood. It seemed as if every corner she turned there was a obstacle either right in front of here or waiting just around the corner. Her father died when she was 12 year old. He was a farm laborer and didn't make much money. In other words they were poor...... She got sent to live with a few foster families and according to her she was molested by one of the fathers she lived with.

Soon her older sister invited her to live with her. My aunt was married to the owner of a pottery business and had 2 children about 10 years younger than my mother. My aunt soon realized she had a live in baby sitter that allowed her to stay out drinking most of the day.

My Uncle was what you would call a drunk back then, now we call these people alcoholics. Well any way I think you are starting to get a picture of my mothers life up to this point. It is probably safe to assume that this isn't the ideal life for a young woman.

The next event to happen in my moms life was for my uncle to fall in the shower one night after tying one on that night. He died soon after but my aunt seemed to make a another good choice and ended up marring the owner of the bar that they spent most of their time in.

By this time my mom was in High School and met my future father. It wasn't exactly a marriage made in heaven. My dad was always an easy going man. He seemed to let most stuff go in one ear and out the other.

As you guessed it they had a few children. Nice one Dad and Mom. According to the books I have read on Angelic beings. People that believe in the after life and angels. They tell me I had a choice and was able to choose my parents....... What was I thinking...... I should have choose someone with some money and a couple of parents that were deeply in love .

How did I end up here in this situation.

I ended up loving my parents like most of us. They seemed to be doing the best that they could possibly do raising me, my bother and my sister. My mom and dad ended up getting a divorce and I went to live with my father.

My Father is remarried to a wonderful woman that seems to bring him a lot of happiness.
I haven't seen my mother for a while now. She lives with a life of excuses and misery. Her childhood was not the greatest but that doesn't give her the right to bring misery into other peoples lives. She has made a conscious choice to live what seems to be a painful life. Maybe her choices in life have made me choose happiness over misery.

I have always wondered what it is that motivates someone to live a life of true unhappiness when it takes the same amount of energy to live a life of joy. Life is meant to be full of joy and happiness so start today by making the right choices to live a fulfilling life of happiness.

So you want to start an auto repair shop business here are 6 tips to get you started off right.

1) First as with any business write a business plan.

Business that do not write a business plan usually fail you must know what you expect for the business. Where is it headed? Will you some day have a franchise or will you only have one location? An umbilical hernia in adulthood can often be uncomfortable or painful as well as embarrassing. Fortunately, today those who suffer with this problem can turn to plastic surgery, specifically to a tummy tuck, for relief.

Great Stair Building Books Can Make The Difference

Where do we go to buy stair building books? Do we go to the major retailers like Amazon or Barnes & Noble? I have found over the years the information in most of these books I have purchased from these stores has a lot of fluff with very little common sense stair building application.

I bought one stair building book that had information on handrails. The front cover looked great and I thought this was going to be a great book reading the reviews from Amazon. When I finally got the book in the mail, I would say about one third of it was math tables for building elaborate wooden hand railing's. These tables were not easy to understand along with the rest of the book.

Back when I bought the book on building stair handrails it dawned on me that most of the construction workers I have met during my 30 years of working in the field were not very good outside of basic math. Now I knew a lot of carpenters that could read a measuring tape and use a framing square pretty good. But when it came to advanced geometrical construction projects like a stair hand railing system this was out of our league.

Reading this book or should I say parts of it gave me an idea to write a book of my own, starting with basic stair building I took all the fluff or the hard to understand advanced stair building applications out of my book, How to Build a Straight Set of Stairs.

I put a lot of time into creating an illustration for every possible part of building a simple set of stairs. I have probably built over 2000 sets of stairs during my lifetime and have explained and taught basic and advanced stair building to other carpenters. Understanding what parts of the stair construction process they understood, I was able to improve my skills as a stair building teacher.

Most people do not need advanced stair building skills to construct a simple straight set of stairs. If you are building a straight set of stairs and would like a stair building book with lots of easy to understand illustrations along with simplified directions you have found it.

Leveling Your Floor - Home Repair Tips

If you've ever been in a building where you feel like you are getting pushed to one side and you can't seem to stand up. You have either been drinking too much alcohol or the floor could be sloping. Termite damage or dry rot destroying the wood framing or it could be as simple as a water leak over a long period of time causing the building foundation to sink and become out of level. Poor soil conditions with either too sandy or an expansive clay soil could be the culprit also.

Sloping floors can be damaged from incorrect landscape drainage. This would involve water settling around the foundation of your home and over a period of time the weight of the house along with soil problems can create the building to start sloping to one side.

The number one contributor to a sloping floor again like most damage done to a house is going to be water. Do your best to keep the water away from the house using roof gutters and landscape drains. These items are relatively inexpensive compared to the costs involved in repairing sloping floors.
