First Steps in Planning a Finished Basement

Like many homeowners, you might be thinking about adding living space by finishing your basement.

Before you go too far in planning how you will use all of that extra space, there are some steps you will need to take to be certain that space will be healthy for your family. In fact, many of the first steps in planning a finished basement are good to protect the health of your family whether you finish your basement or not.

The first steps in planning a finished basement are these:

1. Inspect for signs of dampness. Look for standing water anywhere in your basement, especially in corners and below windows. Also look for signs of mold or mildew. Mold and mildew can grow on walls, floor, windows, and on the wood beams and framing for the floor above the basement. Mold and mildew inside your home can cause respiratory problems for your family, even if they don't have allergies or asthma. Basement dampness can also damage hardwood floors above, cause warping and buckling of framing boards, cause odors and even increase your heating and cooling costs.

2. Determine the cause of any dampness and correct the problem. Water or dampness in a basement can be the result of cracks in walls or floor, leaking windows, inadequate drainage below the basement and inadequate removal of water around the foundation. Drainage of rainwater is relatively easy to fix, and making sure downspouts are correctly placed and extend far enough away from the house is important both to have a dry basement and to protect the footers beneath your basement. Be sure to check the areas where floor and walls meet.

3. Correct any foundation problems. When you inspect, keep a sharp eye out for large and uneven cracks in walls or floor. These could indicate a foundation problem. You will need to have this fixed before you finish your basement.

4. Have your basement inspected by a professional before you start construction. Particularly if there are cracks in your basement floor or walls, it is a good idea to have a professional check your basement for potentially harmful leaks. You should also have the basement checked for Radon and other gases that could be collecting under your basement. While many homes today are built with drainage systems under the basements, this might not be the case in your locality. A professional can advise you about what you need to do to protect your family when you plan to use your basement for living space.

5. Check local building codes for specific things you must do before you start remodeling. For example, some localities require a set number of windows and doors for emergency escape. There might also be specifications about stairs and ceiling height. Remember that the most important part of finishing your basement is protecting the health and safety of your family.

6. Make plans to install appropriate vapor barriers and adequate insulation. You will probably want to install a vapor barrier of some sort when insulating exterior walls and before installing floor covering. This prevents moisture from penetrating porous concrete. 7. If you have any appliances in the basement that use water, check pipes and hoses for leaks. It will be worth the time and trouble to check bathroom pipes, washing machine hoses and the like to be certain there are no leaks before you start construction. Also check for leaks around your water heater and where pipes penetrate walls.

Do you prefer these areas to be made of wood, granite, natural stone, slate, splash backs, concrete, laminate or stainless steel? Are you prepared to have the surfaces treated regularly to keep them in tiptop condition?

Would you like the materials used to be eco-friendly?

Do you need any additional sinks /draining areas? What style of taps will you need? Is a water softener required?

Will you be able to access your fridge, sink and cooker in a triangular movement easily? Its important not to put your fridge/ freezer next to your cooker.

Are the fridge/ freezer large enough for you and your familys needs?

Do you need a dishwasher? You maybe be able to buy a compact one if your kitchen is small. However, they can cost the same price as a full size one.

Would you like your fridge/ freezer & dishwasher to be built in?

Would you like a built in oven with a separate hob or would you like a freestanding cooker?

Does the idea of having a range cooker fit into you scheme or can a basic cooker do? Are you willing to learn how the controls work? Do you prefer gas or electric?

Dou you need space for the laundry or can you relocate it in a utility area?

Do you need to change the layout of the electrics or plumbing? If so, factor the cost of relocating them in your budget. Make sure reputable trade people who can provide you with the legal documentation carry out the work. Otherwise, you may have problems when it comes to selling your property.

Is any new appliance water efficient? Are you on a water meter?

Is any new appliance energy efficient?

Tammy Faye - A Season We Will Always Remember

Although her life was always controversial hardly any American would dare not to say that she kept her faith in Christ through it all. It is that fact that does more to encourage people than all the negative ramifications of all that has gone on in her early days of evangelistic work.

Stair Treads - Stair Building

If you've built as many stairways as I have, this is a very simple question to answer. Should I use 2 x 12 or 3 x 12 for my stair treads? Without a doubt I would use the 3 x 12 for a couple of reasons.

The thickness of the three by material gives it some additional strength and that strength could prevent someone from falling through the stairway and getting injured. Visually looking at the 3 x 12 it gives you the illusion that the stairway is safe. Once you start walking up the stairway and the stairs seem solid and well constructed, it takes the illusion and makes it a reality.

If you're walking up a poorly constructed stairway every day, not only is it a safety problem but it takes a little bit of effort as you walk up the stairway, holding on to the hand rail with a death grip, this can easily wear someone out physically and mentally, over time. Stairways should be constructed and maintained with safety as the main priority.

If you've ever walked up and older stairway that was built using 2 x 12 for the stair treads, you probably know what I'm talking about. Walking up and down the stairway, while the stair treads are moving, does not give you a strong sense that the stairway is safe. And of course sometimes the stairway isn't.

For example if you have a 3 inch knot in a 2 x 12 stair tread, over time as the wood expands and contracts, the knot can loosen up and fall out of the stair tread, often creating a weak spot in the step. With a thicker stair tread, it will take a little more expanding and contracting to create a weak spot in the stair step.

If you're building a stairway wider than 36 inches, with no center stair stringers to support the stairway, I would suggest using a 3 x 12 or 4 x 12 for your stair treads. 2 x 12 should not be used for stair treads on any staircase wider than 36 inches.

If you choose to use 2 x 12 for your stair treads, select premium grade lumber for safety. Try to avoid using center cut building materials and 2 x 12 with knots larger than an inch and a half. Large knots are one of the biggest problems in construction safety.

If you have the time and are in no hurry to sell the home, I would suggest trying to sell the home as is first and then sprucing it up, if you can't sell it within three months.

Check the foil in a couple of days. If the side facing into the basement is damp, then the problem is condensation. If the side of the foil that was against the wall is damp, then the water is seeping in from outside.

Install Rain Gutters.

Properly installed rain gutters and downspouts will prevent water from pooling against the foundation, where it can seep in through cracks and other openings. Keep your gutters clean, and free of debris. Install a wire strainer over the downspout outlet, to keep the debris from clogging the downspout. Check the area where the downspout drains. If it's too close to the house, use a splash block to disperse the water, or direct the downspout away from the foundation.

Slope the Lawn Away.

Slope your lawn away from the house, about 1 inch per foot. The slope should extend at least 10 feet from the foundation. Seed the lawn well, so that the grass prevents the soil from washing away. If you can't change the slope of your lawn, then intercept and redirect the surface drainage, by digging a shallow drainage ditch, and diret it away from the house.

Prevent Condensation.

Excess moisture in the air will cause a condensation problem in your basement. Make sure that your basement gets adequate airflow, and is properly ventilated. Keep the windows closed in rainy or humid weather, since the air inside your basement will probably be drier than the outside air. Use the AC to cool and dry the air during warm weather, and keep the basement heated in the winter, to help keep things dry.

Fix Other Sources Of Moisture.

If there are any pipes or appliances leaking, then they should be fixed immediately. If you have clothes hanging in the basement to dry, that can cause some moisture problems as well. Instead of hanging clothes in the basement to dry, you should dry them outside, or use the dryer. If that isn't possible, then at least open the windows.
